We have been using Chissick Estate for letting our property for about 7 years, in the beginning, the experience was decent, Chissick Estate took care of all necessary procedures and maintained a largely smooth experience when tenants were paying rent on time. We did have a tenant delayed rent payments due to the health condition that lead to temporary disability to work. We arranged a meeting with the tenant to understand the situation, we offered small discounts, instalments, allowing delays until the tenant receives benefits. It took months and the matter was finally resolved. The next tenant was put forward by Chissick Estate who passed initial referencing and credit checks, although this one was a lot different. At the beginning of his tenancy, everything was as usual until we found the payments were lacking or greatly delayed for several months without any notification from the agency. We contacted Chissick Estate and learnt it was a self-employed man with a vile attitude who is happy to occupy the property and refuses to pay any rent, he refused meeting nor communicating with both landlord and agency, covered windows with newspapers. Chissick Estate attempted to file for rent protection insurance but due to the lack of noticing the missing rent, they have passed the 30 days cut-off point of claim, resulting in the policy being denied. Chissick Estate took no responsibility and claimed they were “learning”. Failing to receive any payment, we had to resolve this matter via legal means. We as a landlord had to research, coordinate, arrange and pay a solicitor to file for section 8 and section 21. It took several months leading to tenant’s eviction, during the whole process the agency offered minimum help and guidance, often evasive of any responsibility, they are very difficult to get hold of, rarely return messages and have no one taking care of matters when the particular agent is on holiday. However, the agent did offer to attend the court hearing on behalf of the landlord. We ended up spending legal fees, granted Order of Possession, retrieved the property in an atrociously unhygienic state, and still unsuccessful in chasing back lost rent to this date. It is very questionable to Chissick Estate’s tenant selection process leading to a number of traumatizing letting experiences. Although their charge is relatively low, I would not recommend Chissick Estate to anyone, especially for letting.
